For home sellers, I provide sales & marketing of their listed properties through the MLS Multiple Listing Service. As my clients listing agent, I prepare a comprehensive market evaluation and CMA Comparative Market Analysis to recommend a sales price. My 2010 Marketing Plan has been built around the opportunities of Web 2.0 because if a consumer (your potential buyer) cannot interact, in a very direct way, on their own time & terms, with the information that they need to make a decision, then the marketing becomes ineffective. My Sales & Marketing Plan is designed to reach buyers and their agents in the same dynamic format as they are using for their home search. You may be familiar with the concept of Web 2.0, and, although there are a multitude of definitions out there, the underlying factor is that it is user (consumer) driven - buyers expect their online experience to be highly interactive with a huge amount of informational content. Buyer's Agents, being a part of the consumer dynamic, also have the same expectations. Accompanying these expectations is a massive movement toward, and appreciation of, "green marketing".    

As a CDPE Certified Distressed Property Expert, I have the training and experience to work with my seller clients to avoid foreclosure. There have been many news reports that the real estate market has been improving. Please remember that all real estate is local and "better" is a relative term. It is projected that it will be 2011 before we see any sustained increase in home values in Northern Utah and that improvement will only be after another year of declining values with the next round of defaults, short sales and foreclosures on the horizon as more sub-prime mortgages with variable rates adjust. With the exception of a possible "breather" mid-2013, it may well be 2015 or later until we achieve pre-2007 home values. On a personal note, I have a wonderful life made especially so by my husband (who is also my real estate partner) and my two sons.
